Prices are based on the amount of nights stated, starting between the Friday dates shown. Arrival time is 5pm or later on start day and departure is by 11am on finish day. A deposit of 30% is requested at time of booking and balance is due 4 weeks prior to holiday start date. If holiday is booked less than 4 weeks in advance full payment is due with booking. Payment by cheque or postal order, payable to Michael Rigby (sorry no credit or debit cards). We will accept payment by electronic tranfer or payment by PayPals (but payments by PayPals will increase the holiday cost by 5%). Charges include all heating, electricity, linen and towels. The use of the washing machine is free.  No single sex parties under 25.  No smoking or pets are allowed (sorry).

Booking Terms and Conditions

 

Your Booking

Cancellation or changes to your booking by the owner.

The owner does not expect to have to make any changes to your booking, but occasionally problems occur and bookings have to be changed or cancelled. If this does happen the owner will contact the party leader by telephone or Email where reasonably possible in the case of significant change or cancellation. Minor changes will be notified by post as soon as reasonably practical explaining what has happened and informing you of the cancellation or change.

Circumstances beyond the control of the owner (force majeure)

Except where otherwise expressly stated in the conditions, the owner shall not be liable for any changes, cancellations effect on your holiday, loss of damage suffered by you or for any failure by the owner to perform or properly perform and of his respective obligations to you which is due to event(s) or circumstance(s) beyond the reasonable control of the owner referred to as "force majeure" in these conditions. By way of example force majeure includes fire, flood, exceptional weather conditions, destruction or damage of the property (other than negligence by the owner). In appropriate cases (for example where your holiday has been cancelled before departure) the owner will refund all monies paid by you for your booking. No compensation, expenses, costs of other sums of any description (including and without limitation the cost of securing an alternative accommodation) will be payable in such circumstances by the owner.

Liability

The owner shall have no liability of any death or personal injury except if it results from negligence by the owner.

You must take all necessary steps to safeguard your personal property. No liability is accepted by the owner in respect of damage to, or loss of, such personal property, except in the case of negligence by the owner.

If you change or cancel your booking.

If you change or cancel your booking once your confirmation has been issued, you must send confirmation in writing by recorded delivery to the address on your confirmation form.  A cancellation fee is payable listed in the table below.

Your Property

You can arrive at your property after 17.00 hours on the start date of your holiday and you must depart by 11.00 hours on the last day of your holiday. If your arrival will be delayed beyond 20.00 hours on the start date of your holiday you must ring and inform the owner, so that alternative arrangement can be made. If you fail to arrive by 12.00 hours on the day after the start date of your holiday without informing the owner, this will be considered as a cancellation of your behalf. No refund of any monies paid by you will be made in this situation.

You and your members of your party agree to keep the property clean and tidy and to leave the property in a similar condition as you found it on arrival. You and all members of you party further agree not to use the property of any commercial purpose, including without limitation assigning or sub letting it or otherwise allowing anyone to occupy it who has not previously been accepted by the owner. You are responsible to the owner for the actual cost of any breakage or damage in or to the property- along with any additional cost that may result which are caused by you or any member of your holiday party, and the owner can require payment from you to cover any such costs.

You must not allow more people than the brochure states to occupy the property, neither can you significantly change the composition of the holiday rental party during your occupancy, nor can you bring your pet with you unless arrangements have been made in advance. If you do any of these things the owner can refuse to hand over the property or repossess it. If the owner does so, this will be treated as a cancellation by you. No refund of any monies you have paid in respect of your booking will be made and the owner will have no liability to you as a result of this situation arising (including for example any costs or expenses incurred not being able to occupy the property, such as you incurring the costs of securing another property).

You must allow the owner and any representative of the owner (including workmen) access to the property at any reasonable time during your occupation of the property (except in the case of an emergency where a problem needs to be remedying quickly and you cannot be contacted in time in this situation the owner is entitled to enter the property at any time without giving prior notice.)

Communicating with you

For the purpose of the data protection act 1998 the owner is the sole data controller of all personal records supplied to him and will be kept secure and will not be passed to any other party.

Law

The contract between you and the owner is subject to English law. It is agreed that any disputes are dealt with in the courts of England and Wales.

Your Rights

Your statutory right are not affected within these conditions.
